What does a Real Estate Agent bring to the table for you? To sell your property with the best possible value, it takes a great amount of knowledge & experience.
As a seller, the whole experience can be quite stressful and daunting from the beginning. But the right Agent should make it a priority to remove those feelings to help you focus on getting the best value and results.
So here are 2 questions that’ll help you as a seller to determine whether you’ve found the right Expert for you:
1. What other local properties have you sold?
The real estate market is forever fluctuating, and depends on a long list of economic factors. And that shouldn’t be your job to check, and absorb!
Local Real Estate Agents should have an even more microscopic expertise when selling your home, as they should understand your target market.
Ask your agent more detailed questions such as,
• Can I view your portfolio?
• What were your previous sales that you conducted in the same area I’m selling? If not the same street?
• How did you market these properties? What was the price?
• What demographic are we looking at?
These questions will help you gauge and understand the Agent’s sales process and approach. Their confidence should also give you a sense of ease and genuine care.
2. When is the perfect time to sell my property?
Each agent has their own perspective on this topic. It’s hard to find concrete evidence or supporting material to answer this age-old question! And the forever evolving Real Estate Market and Economy is the main culprit.
However, an Expert will have a detailed answer to this question that is specific to your area, demographic and property type. He/she should also let you know about the ‘bad’ times to sell and work with you to combat these.
Be aware of public holidays, and other festive seasons as these have a major impact on people’s buying behaviour!
I believe every seller should be armed with the perfect questions, to achieve the best results and to make the process the less daunting.
