January is a time of old and new when it comes to Real Estate. Leftover stock from 2018 will be in a rush to get sold, and new stock will start to appear in the end of January and peaking in February. So, if you’re thinking of putting your home up for sale, now is a good time to start preparing to make sure it stands out from the crowd – you may even want to consider putting it up early so you have a head start in the game.
Entering the market early gives you a leg up with the buyers who are actively searching at this time, they are generally more serious about making this their year to move, and so are more proactive in their search.
Here are some of my top tips to be buyer ready in January 2019!
- Put away any Christmas, New Year’s or festive decorations.
Your aim is to help aid your potential buyers imagine themselves living in your home. Any traces of you or the holidays may become a distraction. It may also create the perception that you haven’t had enough time to clean and tidy the place in time for the viewing.
- Make a good first impression.
What is your entrance like? Start the buyer’s experience with a good impression. Make sure your front entrance is neat and tidy – clean doorknobs, letter box, fresh paint on the fence etc.
If you have plants, give them a good water and a trim. Consider adding more plants in empty spaces or some seasonal bursts of colour. You want it to be inviting yet feel low maintenance.
- Take time to perfect the ambience.
January is hot and humid so we recommend switching on the air conditioner or the fans so the buyers can say, “Ahhh, it’s nice in here!” when they enter. Keep the decorations cosy (but not too much!) by adding candles here and there, cover bland furniture with throws and cushions, and add a rug if the floor looks bare.
If you’re not sure about the colour, keep it neutral. You can never go wrong with white, beige, grey and light blue – to help feel cool on hot days.
- Be a great host, and let your Real Estate Agent take care of the rest.
Imagine that you’re hosting an event and focus on making your guests feel comfortable and happy. Help them create a memorable time in your home – offer them a cold drink, coffee and tea. Set up a light refreshment table to add to the cosy and welcoming feel of your home. Your potential buyers will have a great time and tie those positive emotions to their final decisions.
- Declutter your home.
Again, you want to help your buyer picture themselves living in your home. Create space where you can so your home looks more spacious and open. Avoid leaving your interior feeling cramped or overcrowded.
Put away photos of your children, your last holiday and your dog. These can make the viewers feel as if they’re intruding your space, rather than picturing the house to be their own.
- Mini renovation.
Fresh paint always goes a long way. Choose lighter or cleaner colours to make your home seem more spacious and new. Remembering everyone’s tastes differ, it’s important to stick to classic neutrals and not that bright aqua you can’t get enough of.
Check if anything such as cabinets and showers need a quick touch-up to ensure nothing is broken or seem too outdated. Some small investments here and there can pay off if it gives that “just move straight in” feel.
